Northern Colorado Springs is a highly sought-after location, particularly for families, due to its award-winning school district and various area amenities. This area offers a mix of high-end suburban living as well as custom homes. Many homes in the northern part of Colorado Springs are newer, with ongoing development in certain places. Many of the neighborhoods, offer residents great amenities such as pools, club houses, fitness centers and parks (if you don’t mind the monthly HOA fee). Another plus of the North end is easier access to Denver, which is perfect for those commuting for work or for exploring the wider region.

Home types: Homes on the northern side were built typically 1990+ and are overwhelmingly Neo-Eclectic in style but you can also find, contemporary, modern and modern farmhouse styles as well. Most homes here are two-story or ranch styles with basements.
Neo-Eclectic home styles are architectural designs that emerged in the late 20th century and draw inspiration from a variety of historical architectural styles. A blend of traditional and contemporary features, creating a unique and eclectic appearance. Neo-Eclectic homes can be characterized by their diverse exterior details, varied rooflines, and the use of different materials and textures.
A contemporary home style refers to a modern architectural design that is characterized by clean lines, open floor plans, and a minimalist aesthetic. It emphasizes simplicity, functionality, and the use of advanced materials and technologies. Contemporary homes often feature large windows to maximize natural light, sleek and simple exteriors, and a focus on blending indoor and outdoor living spaces.
A modern home exterior is characterized by clean lines, minimal ornamentation, and a focus on functionality and simplicity. It typically features a sleek and streamlined appearance, with an emphasis on geometric shapes and asymmetry. The use of advanced materials, such as glass, steel, and concrete, is common in modern home exteriors. The color palette tends to be neutral, with the occasional use of bold accents.
A modern farmhouse combines the classic charm of a traditional farmhouse with contemporary elements. It features a blend of rustic and modern aesthetics. A modern farmhouse exterior typically showcases clean lines, a simple color palette, and natural materials such as wood and stone. It often includes a gabled roof with metal accents, and a welcoming front porch. The exterior may also incorporate other farmhouse-style elements like board and batten siding, barn-style doors, and exposed beams.
School District 20, also known as Academy School District 20, is one of the prominent school districts in Colorado Springs, and it serves the northern part of the city. The district is known for its commitment to providing quality education and has a reputation for high academic standards.
The North end of Colorado Springs features plenty of new higher-end casual, sit down and fast food dining options in addition to all types of shopping. Four major spots in the North end for shopping and dining are Interquest Marketplace, Northgate Plaza, The Shops at Briargate and North Academy Blvd. Some of my favorite spots on this side of town are: Uva’s Wine Bar, Torchey’s Tacos, Tostique, Vitality bowls and Beasts and Brews. If you love entertainment and family friendly activities, you will be delighted to find ample options. Movie theatres with reclining seats, the mining museum, top golf, bowling centers, indoor skydiving and an open-air Amphitheater is currently in development that will offer an unobstructed view of the setting sun over Pikes Peak during shows -Appropriately named Sunset Amphitheater. You won’t run out of fun things to do here. The Northern end of Colorado Springs is also at a slightly higher elevation which provides panoramic mountain views from many places spanning the entire front range. Another unique plus of the Northend is getting to enjoy the best seat in the city every May for viewing the Air Force Academy Thunderbird graduation show. If you do not know what that is, you are in for a treat.
