My Personalized Leasing Process

Are you considering renting out your home, but don’t know where to start? Check out my leasing options and personalized process so you can lease your home in Colorado with confidence.

Option 1: Full Time Management

Who is it for?

The “hands off” property owner.

My role:

I am hired to oversee and manage the daily operations of a property on behalf of the owner. This includes marketing the property, screening tenants, collecting rent payments, handling maintenance and repairs, and responding to tenant complaints. I act as a liaison between the landlord and tenant.

The Process:

  1. We sit down and review/sign management agreements
  2. I list your property and market it across multiple platforms
  3. I conduct an initial screening of prospective tenant
  4. Face-to-face showing of the property
  5.  Ask prospective tenant to apply to my online application
  6. Screen tenant using intensive screening process
  7. Manager/ Owner review and final approval of qualified applicant
  8. Organize lease signing with all parties
  9. Conduct move-in process and collect deposits
  10. Continue with full time management for the duration of our contractual agreement

Option 2: Lease only agreement

Who is it for?

The “self managing” property owner.

My role:

I am hired to find a qualified tenant on behalf of the property owner. This includes marketing the property, screening tenants, and conducting the move in process. Once the lease is in place, my job ends and the property owner takes over for full-time management.

The Process:

  1. We sit down and review/sign management agreements
  2. I list your property and market it across multiple platforms
  3. I conduct an initial screening of prospective tenant
  4. Face-to-face showing of the property
  5. Ask prospective tenant to apply to my online application
  6. Screen tenant using intensive screening process
  7. Owner review and final approval of qualified applicant
  8. Organize lease signing with all parties
  9. Conduct move-in process and collect deposits
  10. Give deposits to owner and make owner introduction to new tenants.

Ensuring you get what you pay for

4 ways I stand out compared to the competition

Step 1. Marketing your home properly

Professional Photography

97% of renters look for properties using the internet.

We hire a professional photographer to make sure your home makes an excellent first impression.

Virtual 3D tours to increase engagement

Benefits of 3D Tours:

Increased Engagement:

3D tours result in increased engagement from prospective renters. Studies have shown a 37% increase in listings with a 3D tour compared to those without one.

Helpful to out of state renters:

3D tours allow out of state renters to get a feel for the layout of your home. This is especially helpful when they are only able to do virtual showings.

2. ensuring your listing has mass Exposure across the internet

Getting as much exposure to the widest number of prospective tenants is the best way to find an ideal tenant. I post my rental listings to the MLS (multiple listing service) in addition to Zillow. Doing this allows for…

Syndication to the following sites...

3. Conducting Intensive Screening & Face-to-face Showings

When you entrust me with managing your home, I treat it as if it were my own. I thoroughly vet out tenants to maximize problem prevention. We have minimum qualification guidelines and every prospective tenant must apply and meet me for a face-to-face showing.

KEEPING YOUR PROPERTY SAFE

Every application is complete with intensive screening:

  • Drivers license
  • Criminal Record
  • Credit History
  • Eviction Record
  • Proof of Income
  • Rental History Verification

Face-to-Face Showings only:

  • I always require face-to-face showings –or Facetime showings for out of state movers– with prospective renters for your home. Many management companies DO NOT do this.

4. Utilizing my network of industry Professionals when Necessary

When leasing your home, things will break and problems can arise. Knowing this, I have access to great vendors and a fantastic real estate team that I trust. No matter the situation, I can handle it for you using knowledge and connections when managing your home. All you have to do is sit back and relax.

Got Questions?

About leasing your home in Colorado?

It is best to start looking for a tenant 30-45 days before your property is available for rent.  The process of listing a property for rent, marketing it, showing/screening prospective tenants and approving an application is time intensive. Finding a tenant is not something you want to rush through.

Yes, and this is actually more common than you think! If you  need to sell your rental, ask the tenant if they are interested! Selling your home to a tenant has benefits, such as:

  1. 4% total agent commission fee if I facilitate the deal as a transaction broker saving you money.
  2. Saving time not having to prep your home for the open market.
  3. Saving money not having to have the home vacant for showings or listing with a lease in place.
  4. Quick and easy!

When renting your home, bad things can happen. The reality of life is there are some rotten tomatoes out there. Due to this, the best way to protect your home is to do problem prevention! You can do this by teaming with a local real estate professional –like me– who intensively screens prospective tenants and is knowledgeable on local laws and regulations.

Don't take my word for it...
