The next move is yours
Let's sit down and discuss your goals, timeline, budget, pre-approval, must haves, and what you can expect with me as your agent. This initial meeting will set the ground work for a successful home buying journey together.
If you will be funding your new home with a loan, you have to know how much you can afford. Before you start my personalized home search, it is imperative to get a pre-approval letter from a lender.
Now it is time to sit back and relax while I craft a home search based upon your needs and wants. This home search will notify you of new listings, price drops, and coming soon listings before they hit Zillow.
Now the fun part! Let's go explore homes together that fit your criteria. Once we have found "the one" I will advise you in crafting a winning offer that works with your budget and terms.
Once we are under contract, I will guide you through each step of the contract with patience and expertise. I will keep us on track and consistently check in to take the stress off of you.
Pop the champagne! Now we celebrate you, new homeowner!

I will take care of you!

You DO NOT need 20% down to buy a home. While there are benefits to putting 20% down such as having no PMI (Private Mortgage Insurance) buying a home is more possible than you think!
First time Home Buyer: 3% or less!
FHA: 3.5%
Second time home buyer: 5-10%
VA (Veterans Affairs): 0%
Doctor Loan: 0% (no PMI)
Non-primary investment: 20%
Trying to time the market is impossible…so stop trying to do it!
Not only have lending practices changed since 2008, but steady buyer demand and low inventory in Colorado Springs/Denver show no indicators of a market crash happening anytime soon.
Instead of focusing on timing the market, focus on time in the market.
When you buy a home with less than 20% down, the lender requires you to owner occupy that home a year. Just like a year lease if you were to rent. After a year, if you want to move, hold your home as a rental. – Need help renting your home? Let me know, I am a certified property manager!
Home ownership is one of the best ways to hedge against inflation and contribute to your retirement.
Considering the costs associated with buying and up keeping a home, it might look like renting is the cheaper option. BUT when you consider all the benefits you are missing out on, you will see owning a home makes much more financial sense in the long term. In Colorado the average 10 year appreciation rate is 5.45%. In 2021-2022 homes in Colorado Springs/Denver appreciated up to 22% in some cases.
Say you are paying $2,000/month in rent. That means you are paying $24,000 every year of someone else’s mortgage (which is also appreciating in value). Start building your own equity!
